Update South Loop – 12/10/2008

The South Loop remains a glut of inventory as new high rises continue to be built at a pace faster than buyers can buy them. Prices did show an increase however with the deliver and closing of new luxury units in a few new buildings.

Bucktown prices show some surprises when compared to the rest of the market, particularly those of single family homes. Single family home prices rose over 30% on the sale of a few extraordinary homes. Condo prices rose almost 3% while 2-4 units fell just over 20%.

Wicker Park has established itself as one of the most desirable neighborhoods with prices equal some of the priciest in all of Chicago. Condos prices rose by almost 7%. Single family prices fell over 15% however while 2-4 unit prices fell over 13%.
Update Logan Square – 12/8/2008

Logan Square prices have taken a hit over the last year with discounting across all property types. Condo prices have fallen 7% while single family prices have fallen just over 11%. 2-4 unit prices have taken a staggering 48% drop in price. Take these numbers with a grain of salt though. The majority of these 2-4 unit sale prices reflect foreclosures and short sales. Many of these buildings had fallen intodisrepair and need substantial investments to restore the aesthetic and function of the building.
Update Lincoln Square – 12/3/2008

Lincoln Square offers great shopping and Dining along Lincoln Ave and is particularly beautiful in the Winter months. Condo prices were up dramatically over last year with a 21% increase. Single family homes fell almost 3% while 2-4 units statistics had too low of a volume to indicate true market values.
